Put together your rental application folder

Add your documents, put them in order and download everything as one PDF, with a cover page and table of contents if you like. The files are combined in your browser. The cover page and table of contents are in German, because German landlords read them.

Your documents

0 files
Good to know before you choose files
  • PDF, JPG, PNG or WebP, up to 15 MB per file, up to 60 MB in total, 20 files and 150 pages.
  • Images may contain at most 40 million pixels. Please save animated PNG and WebP files as a still image first.
  • The files stay in the memory of this browser tab. Nothing is uploaded or saved; when you close or reload the page, they are gone.
  • Open password-protected PDFs first and save them as a new PDF via “Print”. Digital signatures can no longer be verified in the finished folder.

Tenant self-disclosure (Mieterselbstauskunft)

Still open

Do you already have your self-disclosure as a PDF, for example filled in on the landlord's form or with a self-disclosure tool? Add it here. Filled-in form fields become a fixed part of the pages.

Proof of income

Still open

For example a recent payslip; if you are self-employed, your tax assessment or business evaluation (BWA). Black out beforehand what the landlord does not need, such as your tax ID or social security number.

SCHUFA credit report

Still open

Landlords are meant to receive a dedicated credit report, for example the SCHUFA-BonitätsAuskunft. The free copy of your data under Art. 15 GDPR is meant for you and contains more than a landlord needs.

ID card

Note only

We recommend not putting a copy of your ID in the folder. Show your ID at the viewing or when you sign the tenancy agreement instead. If someone explicitly asks for a copy, you may black out details that are not needed and mark it as a copy.

Rent payment certificate (Mietschuldenfreiheitsbescheinigung)

Optional

Many landlords ask for it. It counts as proof once your previous landlord has signed or confirmed it. You can also create the folder without it.

Add the signed certificate

Has your landlord already signed? Add the scan, photo or PDF here.

Have your landlord confirm online

Would you rather have your previous landlord confirm your payments online? You can do this with mietnachweis.de, our own paid service.

Have your landlord confirm online (opens mietnachweis.de in a new tab)

Opens in a new tab so your folder stays here. The service is in German. No files are transferred.

Other documents

Optional

For example your employment contract, a guarantee, a housing entitlement certificate (WBS) or proof of liability insurance.

Add at least one document.

Combined in your browser. You can add missing items later and create the folder again.

Everything is only in this tab.

A good order for your application folder

The order leads the landlord from a friendly introduction through the hard facts to the proof of trust. Arrange your files above in the same way.

  1. Short cover letter: three or four sentences about who you are, why the flat suits you and when you can move in.
  2. Self-disclosure: with the details needed at each stage, for example with the tenant self-disclosure form.
  3. Proof of income: only once the landlord wants to select you, shortly before the contract. A recent payslip with unneeded details blacked out is usually enough.
  4. SCHUFA credit report: the version meant for landlords, as recent as possible.
  5. Rent payment certificate (Mietschuldenfreiheitsbescheinigung): proof from your previous landlord that there are no arrears. You can prepare it with the free template.
  6. ID: show it, do not add a copy to the folder. If someone explicitly asks for a copy, black out details that are not needed and mark it as a copy.

Moving to Germany to study or for a job? What you can offer without a previous landlord in Germany or without a SCHUFA history is shown in the rental application checklist for students and newcomers.

Frequently asked questions

Are my files sent to a server?

No. The files are read with JavaScript in your browser and combined into one PDF there. Only the font for the cover page and table of contents is loaded from our own website. Your documents leave your device only when you send the finished folder yourself.

Why are the cover page and table of contents in German?

The folder is meant for landlords in Germany. The interface is in English; the pages the folder adds stay in German. Your own documents are added unchanged.

Does a rent payment certificate have to be included?

No. Many landlords ask for it, but you can create the folder without it and combine it again later. It counts as proof once your previous landlord has signed or digitally confirmed it. A template filled in only by you is not yet a confirmation.

Why can't I add my PDF?

Password-protected (encrypted) PDFs cannot be opened in the browser. Open the file with the password and save it as a new PDF via “Print”. Damaged files can usually be repaired the same way. There are also limits for file size, number of files and number of pages, so the browser is not overloaded.

What happens to digitally signed documents?

Combining the files creates a new document. A digital signature can no longer be verified in it, even if the pages look the same. If the signature matters, also pass on the original separately.
